Home maintenance may have taken the back burner during cold winter months, but spring is the perfect time to make sure your home is in top shape for the rest of the year. Christine McKenny of Dave Perry-Miller & Associates has offered tips for spring maintenance. 

  • Check your gutters. They should not be leaking or loose. Make sure gutters and downspouts direct water away from the house. Clean your gutters as well, as debris may have accumulated from winter. A good cleaning will get gutters ready for spring/summer rain storms. 
  • Get your landscape pruned. This also creates good drainage.
  • Fill in low places in your yard. These low places, whether in your yard or next to the foundation, should be filled with soil or dirt. The spring rains could flood your yard, and if/when water remains, low places could be a breeding ground for insects.
  • Repair damaged shingles. The summer sun can damage shingles on your roof. Shingles that are cracked or loose need to be replaced as damaged shingles can make your roof inefficient and leak. Flashing around skylights and chimneys will need to be checked and/or repaired by your roofer. In addition, your roofer will be able to check that no animals are calling your chimney home!
  • Have your HVAC company service your air conditioning system. The cleaned coils should operate your unit(s) more efficiently. Also, for the “do it yourself-ers,” change the interior filters and change the batteries in smoke detectors and carbon monoxide detectors. These changes should make your indoor air quality healthier, too! 
  • Inspect your exterior stucco and brick. Look for any deteriorated mortar. 
  • Inspect your attic for nests and make sure the ventilation is in working order. (Example: obstructions over vents, roof leaks, and wetness on insulation.) 
  • Make sure your weather stripping is working to create a good seal.
  • Inspect outdoor concrete cracks. You are looking for potential foundation issues with cracks. (Small cracks are normal, large cracks are signs that your foundation might need to be repaired.) You can always call any local foundation company and they will come out and inspect your property and give you an estimate.
  • Check window screens for rips and replace if necessary.
  • Don't forget to do your spring cleaning!

As the saying goes: “an ounce of prevention is worth a pound of cure.” Christine McKenny of Dave Perry-Miller & Associates has compiled a list of tips to properly winterize your home and to save money and prevent costly repairs during extreme winter weather.  

  • Make sure that your windows and doors are properly sealed by checking the weather stripping. Weather stripping and caulking around windows and doors will prevent heat from escaping during winter. 
  • Have your furnace serviced to make sure that it is running properly and safely. 
  • Check the duct work where it is exposed and add insulation. This helps keep the heated air warm as it moves through unheated spaces under the house or in the attic. 
  • Reverse the direction on your ceiling fans. This will push hot air down and help it recirculate throughout the house.
  • Shut the door on rooms you don't use regularly. 
  • Clear gutters to allow rain and melting snow to properly drain. 
  • Cold weather can be an issue for exposed pipes. To protect your pipes, wrap and insulate them with heating tape. You may also want to purchase gray foam pipe covers. 
  • Let inside water faucets drip when a hard freeze is in the forecast. In addition, it is suggested to leave your cabinet doors open. This will allow the heat from the room to reach the pipes under the sink. 
  • Winter storms can be powerful enough to knock down tree branches. Trim branches that hang over your home or look like they could snap. 
  • Before winter arrives, have your chimney checked. Old chimneys and disintegrating grout can be a fire hazard.
  • Make sure to keep your home's temperature at 65 degrees or higher to prevent pipes from freezing.
  • Use a fall fertilizer to keep your yard in good shape throughout the winter.

Summer is here and the heat is on the rise in the Dallas/Fort Worth area. High temperatures can be harmful to your home and property so Christine McKenney of Dave Perry-Miller & Associates is sharing her suggested home maintenance tips to keep your home safe and looking its best.

WATER
To keep your home’s foundation secure in the dry months of summer, always water consistently and evenly around the foundation of your home. Homes that are not watered regularly and consistently may suffer cracks in the foundation due to the Texas summer heat and the constriction of the heavy clay content in the soil. Water during the early morning hours, so more moisture is absorbed by your foundation, grass, shrubs, and plants.

TREES
Summer storms can be fierce in the Dallas area. Trim all trees back from your home by four to six feet to avoid damage to your home’s exterior - gutters and roof.

ROOF
Summer is a great time to have your roof professionally inspected, repaired or replaced. Winter was likely hard on your roof.

GUTTERS & DOWN SPOUTS
Make sure that your downspouts and gutters are debris free. Debris in your gutters can lead to wood-rot and damage to your home and roof!

EXTERIOR JOINTS
For greater energy efficiency and to prevent air leaks, caulk windows and doors and replace old weather stripping. This is good to do during the summer months for many reasons: keeps creatures out; if/when it rains, it will prevent water from coming in; and, it helps to maintain your energy bills - you are paying for cool air, so keep it indoors! 

CLEAN & WASH
Use a garden hose to give your home a good wash. Avoid using a power washer, as it can potentially damage the exterior. Have your windows professionally cleaned.

PAINT & SIDING
Get rid of the paint chips with a fresh coat of paint – and do not forget the trim. Repair any damaged wood, aluminum or vinyl siding.

DECKS
Deck maintenance is critical to prevent discoloration caused by moss, dirt, and debris. Summer is the perfect time to have your deck cleaned, power-washed or resealed.

FURNACE
Some HVAC companies offer discounts for "all things" furnace in the summer months. Request they change your filters while they are there!

AIR CONDITIONERS
If you did not have your AC units serviced in the spring, do it now! If you have an issue this summer, the repairs will cost more should you have an urgent need after hours. Also, as a reminder, have your filters changed. Lastly, shrubs and plants should not be growing around your units and there should not be any debris around them – so trim back and clean up the area around your units!

HOT WATER HEATER
Schedule a maintenance appointment to keep your hot water heater operating correctly. Tip: to extend your water heater’s life by years, professional servicing will minimize rust and calcium carbonate build-up.

GARAGE
The summer months are sure to bring heat and rising temperatures. Do not store heat-sensitive or combustible materials your garage.

PREPARE
Summer is a great time to prepare your home for the vibrant fall housing market! Meet with your real estate agent to discuss your property’s condition and what may need to be done in addition to the above tips, to sell your home quickly and at the highest price!
