Even the finest builder will not catch everything needed to make your new home perfect.
The builder will schedule a "walk through" before closing. You will make a list of things you "see" that you want completed or repaired. This is known as a "punch list". BUT... there are many other items that you won't "see" with the naked eye.
A few examples of what a licensed residential inspector has found for my clients who have bought new construction recently: improperly installed roof flashings, inadequate insulation of Heat/Air systems, and improperly installed plumbing fixtures. These are just a few of the things that you would never "see" or know by walking through with the builder.
A good, reputable builder will welcome your independent inspector and you can add the found items to your "punch list".
